Leaseholders - pay service charges and other costs

About your annual service charge, how to make payments, and how to contact us about the costs you pay as a leaseholder.

The annual service charge you must pay as a leaseholder covers the costs of running the building your flat is in.

Service charge costs include:

  • maintenance, cleaning and repairs in communal areas
  • lighting and heating of communal areas
  • management costs
  • building insurance

You will be sent a quarterly invoice based on an estimate. A full list of any charges for the year will be sent to you each September – please be aware that the total amount may be more or less than the previous invoices you’ve received.

If you want to discuss maintenance of the block, contact your local Housing Office.

If you don’t pay your service charges or other costs, we can take court action against you. You may be at risk of losing your lease and your home.

Major works and new service contracts

As well as service charges, leaseholders may be responsible for paying a share of any major works or costs for new service contracts for the building.

We will consult with all the leaseholders in the building if:

  • proposed major works will cost a leaseholder more than £250
  • new service contracts will cost a leaseholder more than £100 per year
