Sites

Covering a total of 142 hectares of prime development land, the sites which make up the Leeds City Region enterprise zone are strategically located along the route of the East Leeds Link Road, a £32 million dual carriageway which links Leeds city centre to junction 45 of the M1 motorway.​​​​

All four sites – Newmarket Lane, Thornes Farm, Logic Leeds and Temple Green – have planning consents already in place for a range of employment uses including large-scale manufacturing, distribution and high quality offices.

4.8 hectare site with the capacity to deliver a total of 18,000 sq m of employment uses including offices, general industrial, waste, storage and distribution premises.

Veolia Environmental's £180m Energy from Waste (EfW) plant is now fully operational.

Wilton Developments have completed their spec builds at Kinetic 45; 60k, 12k and 11k sq ft. The two smaller units have been sold to EHRLE and are now occupied.

21.08 hectare site with over 205,000 sq ft of industrial premises recently developed including 6 units complete and operational.

Whilst most of the site has now been developed there remains an opportunity for a c40k sq ft building at Link 45.


49.1 hectare site adjacent to junction 45 of the M1, providing units from 20,000 sq ft to approximately 500,000 sq ft. Planning consent is in place for up to 1.6m sq ft of buildings on the site. John Lewis and Amazon are now fully operational on the site.


63.04 hectare site adjacent to junction 45 of the M1. Outline planning permission for up to 2.64m sq ft of development covering a range of employment uses including large scale manufacturing, distribution and high quality offices. £9.1m programme of infrastructure and ground engineering has been completed and buildings from 20k sq ft up to 1m sq ft can be provided. The site is also home to the new Temple Green Park & Ride facility.
