Leeds City Council is offering for sale land suitable for residential development, the site of the former St Gregory’s RC Primary School, measuring approximately 0.85 ha (2.1 acres) located at Stanks Gardens, Swarcliffe, Leeds, LS14.
Offers are invited for the site by informal tender with a closing date for receipt of offers and scheme proposals of 12 noon Friday 2 March 2018.
Site location and description
The site, comprising two parcels of land shown coloured blue on the plans attached, measures approximately 0.85 ha (2.1 acres) and is located around 5 miles east of Leeds city centre in the established residential area of Swarcliffe.
Part of the site was formerly occupied by St Gregory’s RC Primary School which was vacated and demolished to leave a predominantly flat site ready for development. The site is located in the heart of Swarcliffe adjacent to St Gregory’s Youth and Adult Centre and backing on to an area of recreational greenspace.
The Swarcliffe estate has recently undergone a £100m housing refurbishment scheme and Persimmon Homes have redeveloped parts of the estate with new build private housing.
The nearby Langbar Retail Centre on Swarcliffe Avenue is anchored by Co-op stores and provides local shopping facilities and Seacroft Green Shopping Centre, anchored by a Tesco Extra store is less than 1 mile to the east of the site. There is easy access to Leeds, York and Harrogate via the nearby A64 York Road and A6110 Leeds Ring Road.
The site has been identified in the Leeds City Council Draft Site Allocations Plan (SAP) as being suitable for residential development (subject to planning), with a site capacity of 33 houses. In accordance with the requirements of Core Strategy policy G4, a commuted sum will be required in lieu of on-site greenspace provision in this instance. This sum is intended to be used towards open space improvements and play provision on the adjacent recreational land to the south west of the site and will be calculated based on the number of units proposed and secured via a legal agreement as part of any planning application for the development of the site.

The purchaser will contribute to the Council’s costs based on 4% of the gross sum offered in addition to the purchase price.
