Garnets, LS11

Leeds City Council is building 25 new houses for rent at the Garnets, LS11. There will be 18 x 2 bedroom houses and 7 x 3 bedroom houses. The new homes on this site will be ready to let in early 2018.

All properties will benefit from:

  • An enclosed garden
  • An enclosed garden
  • Ground floor WC
  • Overhead bath shower
  • Energy efficient glazing
  • Energy efficient hot water, heating and ventilations systems

These homes will also have a positive impact on the local community as well as contributing to our vision of being the best city to live in and the best city for health and well-being.

These new homes will be let under a local letting policy and we will only allocate to tenants who can demonstrate an excellent tenancy record. We have consulted with local councillors, tenants and residents about this.​​​​

Click to expandWhat is the local lettings policy for this scheme?

We will let 75% of our new homes (19 properties) to applicants who have been on the housing register the longest. These properties will be let to Leeds City Council tenants with an excellent tenancy record.

Preference will be given based on connection to the City and Hunslet ward area in the following order:

​​1. Leeds City Council tenants living within the ward area regardless of priority band
2. Leeds City Council tenants with a family association to the ward area
3. Applicants with an excellent tenancy record; living in or with family in the ward area

We will let 25% of our new homes (6 properties) based on housing need. These properties will be let to applicants with an excellent tenancy record who meet one of the following criteria:

1. People living in overcrowded conditions
2. People living in social housing who need to downsize; or
3. Members/former member of HM Armed Forces

Preference will be given based on connection to the City and Hunslet ward area in the following order:

1. Living within the ward area
2. A family association within the ward area

Click to expandWhat does an excellent tenancy record mean?

​​Our new homes are more than simply bricks and mortar. We want to build stronger neighbourhoods where people are proud to live and take pride in being part of the local community.

We will allocate our new homes to people who meet their responsibilities as tenants, and who do not cause problems for their neighbours.

Before we offer one of our new homes we will look at your tenancy record. We will check:

  • you have a good rent payment history;
  • you have kept the property where you live in a good condition. This includes outside areas as well as inside your home (for example gardens or areas you share with neighbours).
  • you do not have a history of anti-social behaviour, causing nuisance or creating environmental issues

We will also visit you at home and carry out an inspection of your property.

Our new homes will be advertised from Wednesday 15th November until 17:30 on Monday 20th November 2017 in the Leeds Homes magazine and on www.leedshomes.org.uk.

​​All our new build homes will be let to applicants on the Leeds Homes Register.

If you become a tenant then you may qualify for the ‘right to buy’, although special rules will apply.

The discount will take the cost of building your home into account.
