Planning application validation criteria review

General guidance
There are different forms depending on the type of application you are making and you may need to complete more than one. There are guidance notes for each type to assist you. You can also apply online.
Validation criteria are also provided for each application type which list what you need to submit with your application for it to be valid in the Downloads below. If you do not provide the information needed or explain why it's not been provided, your application will be invalid and not dealt with. There is also other useful information and links to other websites which will help you complete your application.
You will need to submit the original plus 3 copies of the application form, plans or drawings and other information.
Application fees
Most applications will also require a fee. Full details of fees can be downloaded from the bottom of the screen.
Ownership
If, 21 days before the application, you were not the sole owner of any part of the land, you will need to formally notify the owners of the land. You do this by completing either Notice No.1 or No.2 on the Downloads and sending it to anyone who was the owner, or part owner, of any part of the site.
Householder applications
Please refer to the Related page for applications for extensions to houses or bungalows or for domestic garages or other development in the garden of a house (but not flats).
Full planning applications
This form should be used for all other applications for full planning permission. The validation criteria and a guidance note on need for permission for Dwelling Houses and Houses in Multiple Occupation is available from the Downloads below.

Outline planning applications
For applications for outline permission which must still include information on use, the amount of development, indicative layout, scale parameters and indicative access points. Please refer to planning permission validation criteria on the Downloads below.

Conservation Area Consent

Tree Works
To carry out any work on trees protected by a Conservation Area or Tree Preservation Order. Please you can be fined up to £20,000 on summary conviction - for unauthorised work likely to destroy a protected tree. Please refer to the validation criteria on the Downloads below.
