Building Regulations Exempt Buildings

Certain buildings do not need Building Regulations approval and are exempt.  These are generally buildings where the application of the regulations would be unduly onerous, for example small conservatories, porches and sheds.  Details of these are provided in the Downloads. 

Even though your proposals may be exempt from the building regulations you may still require planning permission.  Please refer to the advice in the Related pages. 

It would be advisable before proceeding to notify both Building Control and Planning Services with written details and sketches of your proposals using the forms available from Downloads.  We will confirm if the work is exempt from building regulations and/or needs planning permission.  You should keep this with the details of your property for future reference as you will need proof  if you wish to sell your house.
