The forms are available by clicking on Documents and the fee schedules are on the forms. Before undertaking any building work which requires Building Regulation approval, you or your agent must submit either:
- A Full Plans application which is suitable for all building work. A plan charge is payable when plans are deposited and an inspection charge is payable by the applicant following the first inspection of work
- A Building Notice for minor works including replacement windows, electrical installations, minor internal alterations. The fee is payable when the notice is deposited and is equal to the sum of the plan and inspection charge. We suggest that you only use a Building Notice if the person carrying out the work is reliable and experienced.
- A Regularisation Application if building work has already been completed. The fee is payable when the application is submitted.
The forms and guidance notes together with details of the fees payable are available on Documents. For any type of work with an estimated cost of over £20,000 please contact us on (0113) 247 8106. The Approved Documents detail how to comply with the technical requirements of the Building Regulations.
A Building Notice cannot be used for :
- commercial buildings,
- work over or near a public sewer
Plans sent with a Building Notice will not be approved and are for information purposes only.
Certain buildings are considered to be exempt from needing Building Regulations approval, for more information please see the Documents part of the page.
