Tenancy Management Officers (TMOs)

Our TMOs spend a lot of time working on your estate talking to local people, watching out for problems and putting things right quickly.

They look out for things like broken lights, damaged fences or empty homes - and report the problems back to the right people to get things sorted as soon as possible.

Look out for them. Let them know if there's a local problem we should be putting right.

Caretakers

If you live in a flat you may have a caretaker who keeps the communal areas clean and tidy. If you spot a problem, report it to the caretaker.

Who do I report problems on my estate to?

Any local issues, from fly tipping to grounds maintenance to cleaning of communal areas, can be reported to your NMO direct or to your local Housing Office, or to our contact centre.  Use the numbers and information under the ‘Contact us’ part of our website to find the best way for you to get in touch.

Can I get help with my garden?

Maybe.  Our Vulnerable Customers Gardening Scheme will be re-launched in 2013, with work carried out by our apprentice caretakers.  We are currently reviewing the eligibility criteria for the scheme and details will be made available on the website and in our local Housing Offices.  Housing Offices also have contact details for various local companies or organisations that residents can pay to help them if they or their friends and families cannot do it themselves.

How do I get rid of any bulky waste?

Call the Leeds City Council refuse section, on 0113 222 4406, to ask for collection.  They can advise you about what they can collect, and when, and where to leave it.

Dog fouling is a problem locally – what can you do?

Please report local problems to us.  If the land is ours we will get it cleared up.  If it belongs to someone else, we will ask the Council’s Environmental Action Team to investigate.  In trouble spots we aim to work with residents to reduce fouling, and gather evidence to identify those owners that are responsible so that appropriate action can be taken against them.

When will my NMO do an inspection or grading of my estate?

NMOs usually inspect each estate every month, and go out on a grading of the estate with residents every three months.  The related website page on Estate Gradings has more information and documents to download on when gradings are planned.  If you want to come along you will be warmly welcome.  Just tell your Neighbourhood Housing Office you’d like to come so they know to expect you, and turn up on the day.
