Licensed HMOs - managing agents

HMO licence holders and managers or the managing agents of licensable HMOs have responsibilities and liabilities under the Housing Act 2004. The advice for managing agents download on this screen contains guidance on their respective obligations.

This is a complex subject area and landlords and managing agents are advised to seek their own legal advice in addition to considering the views of the council.

It is important for managers and managing agents to ensure that when they accept the business of managing a property on behalf of a landlord, they check to see that the property they are proposing to manage has a valid HMO licence in place. It is an offence to have control of, or to manage an HMO which is required to be licensed but is not so licensed.
