Private rented sector
Leeds has a large and diverse private rented sector, providing a variety of property types and sizes across most areas of the city.
Private rented properties are let under an Assured Shorthold Tenancy, usually for an initial fixed period of 6 or 12 months. Once this fixed period has ended, then unless the landlord or tenant give notice that they want to end it, the tenancy becomes a Statutory Periodic Tenancy and carries on until one of the parties does give notice. Private renting can therefore provide settled housing on a long-term basis for many tenants. Most landlords want tenants who wish to remain in the tenancy in the long-term.
Why rent with a private landlord when I want a council house?
Many customers approaching our services want to live in a council property. However Council properties are in short supply which can mean that it is difficult to be rehoused quickly into a Council property.
Many people are finding that renting in the private sector is a positive way to resolve their housing needs. It can be a very quick way to get your own home. For properties under our Private Sector Lettings Scheme, you won’t need to pay a bond or other monies before you can take a property.
I have never rented a property before, how does it work?
We have different sizes and types of properties within a variety of districts in the city.
We inspect every property before accepting it to make sure:
- it is in good condition
- it is safe from hazards
- it meets fire regulations
- it has had gas and electrical appliances checked and up to date certificates to prove this.
As no bond is required for properties under this scheme, this helps make the process fast and in some cases customers have moved in on the same day they have viewed a property.
