Leeds City Council provide workshop style premises specially designed for start up and small businesses around the city. They are available to let on flexible terms using a standard six month rolling tenancy agreement and range in size from 300 to 2700 square feet.
The units are ideal for a wide range of light industrial and office purposes. At present tenants include suppliers of copiers and printers, french polishers, electrical and joinery contractors and some distributors. Tenants can only occupy one unit so that there is space for as many new start up companies as possible.
The small industrial units are not suitable for all types of business. We have no units purely for storage or lock up purposes or car repair companies. The units are not suitable for companies selling direct to the public.
How to find your nearest industrial units
From the Documents section you can download a map (pdf format) of all the our industrial estates. You can also call us on 0113 247 7895 for more information about individual sites and a list of units currently available. We keep a list of prospective tenants so if we don’t have space at present it’s still worth speaking to us.
Interested in becoming a tenant?
We are happy to meet prospective tenants at their preferred industrial estate to view the units and facilities.
New tenant check list:
- Is your proposed business the type of business for which the small industrial units are intended for?
- Can you provide a bank reference, including a Direct Debit form which is our preferred payment method?
- Have you filled in the single sided equality form?
- Have you completed the Health and Safety form which outlines the nature of the business so that officers can carry out a Health and Safety assessment?
Once all the appropriate checks have been made we will prepare a schedule of condition report for the premises. Then we can agree a start date and you will be given a tenancy agreement form to sign. A fee of £250 will be charged to cover our costs.
Please note: it usually takes about four weeks to set up a new tenancy agreement. We ask for one month’s rent and service charge in advance and also a bond equal to three months rent and service charge. Business rates will be payable and we can give you further information on this.
