Leeds City Council is offering for sale Micklefield House, located on New Road Side Lane in Rawdon, Leeds, LS19. This Grade II Listed property is an extremely attractive conversion or refurbishment opportunity, located in an affluent suburb of Leeds. Also on offer, is the adjacent Annexe/Lodge and the former caretaker’s house. The main house is due to be vacated during late summer of 2018. The Annexe and Caretaker’s House are already vacant. The Council is seeking offers on both properties on the basis of an overall and individual bid(s).


Site Location

The property is located adjacent to Micklefield Park, off New Road Side, adjacent to the junction of the A65 and the B6152, approximately 7 miles to the north west of Leeds City Centre. A location plan is provided and the available property is shown shaded blue.

The location is well served by public transport including railway stations into Leeds, Ilkley, Bradford and Harrogate from stations at Guiseley (2miles) Horsforth (2.5 miles) and a recently opened station at Apperley Bridge (1.5 miles) Leeds Bradford International Airport is only 2 miles away.


Planning

Leeds City Council is committed to working with applicants at the pre-application stage of planning proposals and actively encourages pre-application discussions for all types of development. Prospective purchasers must satisfy themselves as to the requirements of the Planning Authority and make their own enquiries as to the suitability of the site for their purposes.


Tenure

The Council is inviting offers for the buildings as a whole or in two lots. The plan within this brochure shows the division between the lots, creating:

  • Lot 1 - Micklefield House
  • Lot 2 - Annexe and Caretaker’s House

The Council is inviting offers for a 125 year long leasehold interest with vacant possession. Relocation of Council staff from the buildings is currently scheduled for August 2018. The Council will remain in occupation of the buildings if there are any delays in the relocation.


Fees

The purchaser will contribute to the Council’s costs based on 4% of the gross sum offered in addition to the purchase price.


VAT

It is proposed the Council will not opt to charge VAT on the purchase price.


Offer Procedure

The City Council is offering the site for sale by way of informal tender and is inviting offers and proposals to be submitted by a closing date of 12.00 (noon) Monday 18 th December 2017 on a sealed bid basis. Offers must be submitted no later than this time and date and should not be sent by email.

An offer form, which should be used in connection with any bid submitted, is separately downloadable and should be completed in connection with any offer made in addition to any supporting correspondence.

The sealed offer should be submitted to the address detailed below and should be referenced as shown with the envelope providing no external indication as to the offeror. Submissions made without this referencing maybe disqualified from consideration. Please feel free to print this address/reference panel for fixing to the submission if more convenient.


Viewing

Strictly by appointment. As the main house is currently in operational use, set viewing dates and times will be made available. No internal viewing will be possible outside of these times. It may not be possible for certain areas of the buildings to be viewed.
